Mold is the number one four-letter word in property management. Over the years, we all probably had mold in the houses we grew up in, and we lived to tell about it. But, from a property management standpoint, it’s a habitability issue and it needs to be addressed before it grows to a point where it’s causing health issues in the house.

Mold in Rental House: Respond Quickly

Be proactive. Make sure any of your rental properties are properly ventilated. Any restoration process in a house with mold requires proper dry out with dehumidifiers and air movers. The only thing that will remediate this situation is treating it with a biodegradable cleaner and moving air through the property. You want it to dry out. Only then can you start the restoration process.

Mold Problems in Rental House: Use Your Lease

As a landlord, you need specific verbiage in your lease agreement that designates a lot of responsibility to the tenant. You want your tenants to be proactive in not creating conditions in the house that will promote microbial growth, which leads to mold.

Make sure your house is properly ventilated, and educate the tenants as much as you can with regard to setting up living spaces and not creating environments that will harbor mold growth and issues. If you do get a phone call from a tenant about possible mold growth, get out there and address it as soon as possible. If you get to it quickly, you can manage the growth easily.
